River Run auction of 52-acre
portion fails to draw bidders

On June 3, council agreed to auction off a portion of the failed 52-acre River Run development adjacent to the Crowsnest River in Blairmore.
After their former owners failed to pay taxes, 280 lots were put up for auction. Most of the lots lack basic services including legal transportation routes and access to utilities.
Three weeks prior to the land tax sale auction the municipality received many inquiries from seemingly interested land buyers, said CAO Sheldon Steinke at a council meeting on Oct. 7.
As it turned out five people showed up, three of whom were running the auction. The two potential buyers paid their $20 fee, sat through a presentation but left without making any bids.
“I confirm there were no bids for any of the lands in the auction so all the visitations and phone calls did not demonstrate the potential for the interest in the land we were anticipating,” said Steinke.

The auction firm conducting the sale was Perlich Auction Services out of Lethbridge who have a background in doing land auctions, said Steinke. Their services cost about $10,000, which was 1.5 per cent of the reserve value of the land up for sale.
In 2005, Bridge Creek Development acquired the land from the municipality intending to create a housing project called River Run. Bridge Creek had originally proposed the development of an upscale hotel, executive townhouses and family homes on the expanse of land. Three hundred and eleven lots were created out of the 52-acres.
None of the developments had been completed when the company declared bankruptcy in 2010.
Council will now be looking at recommendations as to the future of the land. Steinke says he hopes to have those recommendations before council shortly.
